Supporting Social Landlords with Awaab's Law
Awaab's Law has introduced statutory requirements for social landlords in England to investigate and address certain hazards within prescribed timescales.
The first phase came into force on 27 October 2025 and includes significant damp and mould hazards. Under the current requirements, social landlords must investigate potential significant damp and mould hazards within 10 working days of becoming aware of them and provide the tenant with a written summary within 3 working days of the investigation concluding.
Where an investigation identifies a significant hazard, relevant safety work must generally be completed within 5 working days of the investigation concluding. Emergency hazards are subject to a much shorter timeframe, requiring landlords to investigate and take action to make the property safe within 24 hours.
