Electrical installations deteriorate with age and use and therefore should be inspected and tested by a qualified electrician at appropriate intervals to check whether they are in a satisfactory condition for continued use.

Landlord Certificates
From 1 April 2021 where a private tenant has a right to occupy a property as their only or main residence and pays rent the property must have a valid electrical safety test also known as an EICR. The Regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at an interval of at least every 5 years.
